Fayette County 2023 NEC Code and Inspections
The Georgia DCA Building Codes Department and Southface were awarded a grant through GEFA, Georgia Environmental Finance Authority, to provide training on the updates and changes of the new Energy Code and Amendments for the State of Georgia. These workshops will cover the changes in commercial and residential energy codes, best practices for implementation and compliance of new rules, as well as a Q&A session.
The Energy Code Workshops have been approved by Southface as qualifying for AIA, ICC, BPI, and HERS Continuing Education Credits. They have also been approved by the Home Builders Assn of Georgia (HBAG) as qualifying under the Rules of the State Licensing of Residential and General Contractors for Licensing Continuing Education Units.
The Full Day Workshops are worth 6 CEs, and the Half Day Workshops are worth 3 CEs.

Code requires the protection of HVAC equipment and Water Heaters in garages and other areas of vehicle impact. Similarly this requirement carries over to the replacement of this type of equipment if not protected.

Due to the Entrapment risk and safety nature of this change and still seeing equalized skimmer installations in the field we will be adding the RES Plumbing – Pool inspection back to any pool permitted on or after the effective date of this notice.

Download NoticeDetails: Effective 7/1/17 the following changes shall be enforced concerning the installation and inspection of t-poles:
T-poles must be installed and the ground rod driven to be approved by our Inspectors. The meter base shall be free of debris/paint/etc. and shall have 2 GFCI protected outlets. The ground rod shall be driven and the acorn clamp securely tightened.
We will no longer allow t-poles lying on the ground to be approved.

New Georgia Codes and Amendments - Effective January 1, 2017
The Department of Community Affairs has adopted one new mandatory State Minimum Standard Code and one new Georgia State Amendment which will become effective on January 1, 2017. These new codes and amendments are as follows:
Mandatory State Codes:
International Swimming Pool and Spa Code, 2012 Edition with 2014 Georgia Amendments
Note: The 2012 International Swimming Pool and Spa Code (ISPSC) with 2014 Georgia Amendments was changed from Permissive to Mandatory, effective January 1, 2017.
Georgia State Amendments:
2017 Georgia Amendment to the International Building Code, 2012 Edition
The new Georgia State Codes and Amendments will become effective on January 1, 2017.

**NOTICE**
Fayette County Department of Building Safety is preparing to begin ONLINE PERMITTING on October 17, 2016. As of that date, we will no longer accept paper applications over the counter in our office.
***As part of this online permitting process, all applications requiring Environmental Health approval will be required to have approval prior to submitting an application for building permit. This is a change from our current procedure that allows applicants to proceed with just a receipt showing they have applied for Environmental Health approval.**
Environmental Health approval times vary, but may take several weeks. Please contact Environmental Health directly at 770-305-5415 for any questions regarding their approval process.
Pre-Inspection Checklist Cards
Fayette County Permits & Inspections Department is pleased to announce the creation and availability of Pre-Inspection Checklist Cards for our Building Community. These durable, double sided, color printed cards are meant to be handy, useful tools to help the local homebuilder and construction industry successfully complete Fayette County Building Inspections. Although non-conclusive of all code requirements observed during the inspection process, these checklists are assembled to assist in resolving the most frequent of code violations. The printed cards will be available at the Permits & Inspections Department or in limited supply from our Inspectors. Read More.
Exciting News! New Electronic Document Submission and Plan Review Software
In response to our continued pursuit of efficiency and customer service, Fayette County Permits & Inspections Department has received approval from our Board of Commissioners to implement New Electronic Document Submission and Plan Review Software. Our goal is to provide a product that is “Best in Class” and one that allows Permits and Inspections to be one of the first if not the first totally paperless Building Departments in the state. Effective immediately, we now have the capability of providing you instant email inspection results. You will receive an approved or disapproved status in real time. The link item results of a disapproved inspection can still be accessed through CAP or IVR. To take advantage of this service, we will need your email address and all associated permit numbers. Please understand, this is not a text service, only email inspection results.
We now have a simplified permit application form available in our office or online.

Georgia State Amendment, Effective January 1, 2017
The State Codes Advisory Committee (SCAC) met on April 29, 2016. It recommended that the Department of Community Affairs (DCA) Board adopt the 2012 International Swimming Pool and Spa Code (ISPSC) with the 2014 Georgia Amendments as mandatory and the 2017 Georgia Amendment to the 2012 International Building Code (IBC).
The Notice Intention to Adopt, Synopsis, and proposed Georgia Amendments are available for review on the Georgia Department of Community Affairs webpage:

The proposed new mandatory State Code and proposed Georgia Amendments will be presented to the Department of Community Affairs Board at 10:30 a.m. on Wednesday, November 16, 2016 at the Georgia Department of Community Affairs, 60 Executive Park South, N.E., Atlanta, Georgia 30329-2231. If approved, they will become effective January 1, 2017.
